An established North Vancouver yoga studio is looking for passionate people or an individual to take over the studio and keep its grassroots, compassionate community alive through interconnectedness and building strong relationships. The studio on the cusp of greatness and it's already starting to become a staple on the North Shore. 

The studio has attracted the most amazing students; those looking for a non-intimidating space to be real and connect through smaller class sizes and authentic teachers. We get a lot of "new to yoga" students, as the studio has a very welcoming and non-pretentious vibe. 

The studio has a fabulous internet presence with great social media and Google reviews, as well as a solid, dedicated student base that is still growing. We have new students coming into the space every week. We have lots of established relationships with local businesses, such as Lululemon Park Royal, who are continually referring customers to us. 

The building's landlord is excellent, proactive and fair. There are 3 more years left on the lease I'd like to sublet to the right people/person, ideally having the take-over happen July 1st. The rent is $3,255.77/month (all-inclusive, with 1 x parking spot) and the studio space is 840 sq. ft located on the first floor, with a beautiful pond right out front. From Aug 1st, 2018 until the end of the lease (July 31st, 2020, there is about a $100 rent increase per month. There is a washroom located directly outside the studio's back door, which is maintained by the landlord's cleaning crew. Aside from internet/phone, BC Hydro, insurance, Mindbody, and debit terminal fees, the other major bulk of the monthly hard costs are the fabulous teachers. We'll also be selling our custom made reclaimed wood furniture and all of our yoga props. The furniture is worth over $6000 new (only just under 2 years old), and I'll be asking for $5000 for all of it (drink cart, desk, shelving unit for props, storage cabinet). The cost of the props, etc can be negotiated. Otherwise, I'm only asking for a sublease. More information can be provided upon request. I would love to see the thriving energy at the studio continue and the students taken care of.
