About Owls Nest RV Park & Storage

Owl’s Nest RV Resort is a fully serviced RV resort located approximately 2 minutes from Moyie Lake and less than 15 minutes from Cranbrook. Owl’s Nest is situated in a great recreational location with spectacular views is every direction. Whether it’s the river, the towering rock wall or just the surrounding mountains Owl’s Nest has is easy on the eyes! The property is 26.66 acres in total with approx. 4.5 acres on one side of the highway that remains undeveloped and the rest of the land is developed into the resort and storage yard. The resort has 148 RV sites of which 50 are riverfront and the rest non-riverfront. There are 3 two-bedroom cabins, 1 one-bedroom cabin and an office building that used to be and could easily be reverted and again rented as a cabin. The internal roads are all paved and grounds immaculately kept with nice gravelled walking trails along the river and around park. Common property available for owners and park users is a good sized event building with yard space and playground area - ideal to host parties and other gathering. There is also a public restroom facility equipped with a separate men’s and lady’s washrooms, showers and a common laundry area for all lease holders to use. Each site has 30-amp power and individually metered, water is regulated to 100 psi and septic hook ups on each site. Of the 148 sites 100 are currently leased and this number is actively growing. The business model is on that focuses on annual leases. Lease holders have the option of buying the rights to a lease ($12k to $28k depending on the site) and then paying either $2,500/year for riverfront or $1,700 for non riverfront. The lease holders can then sell the rights to their lease and 10% of the sale goes to the resort. Those that do not buy the rights to a site have only recently been able to lease, the prices are $3,500 for non riverfront and $4,500 for riverfront. Many of the current lease holders have invested heavily into RV decks, sheds, gardens, park models and have long term intentions in the park creating a stable income. In the past 30 days the resort has started a storage business for boats, trailers, and RV’s. The demand is huge in the area as nearby Runners is at full capacity; this will serve as a great new revenue stream moving forward. At present they are asking for $25/month for outdoor boat trailer storage. Those interested can put their own structure over the boat trailer. The property has a huge gravelled and flat parking area for this purpose. On one side of the shop the lot is almost 500 feet long on the other side 350 feet. The servicing is as modern as can be with a ½ million dollar plus green waste water treatment facility, lots of clean potable water, 30-amp power individually meters to each site and phone service. Also on the site is an impressive 50 ft by 100 ft 4 bay shop with 900 ft2 manager suite (2 bedrooms) and private yard. The building also has a large office/retail space that was formally a RV/park model sales office with great highway exposure. The building was purpose built to manufacture and sell park models. It would make a great RV/boat, quad, bike or other recreationally oriented sales and service building.
