Capital Centre is well located within Greater Downtown Edmonton directly adjacent to the neighbourhood of Oliver. Oliver is a dense, mixed-use neighbourhood whereby the primary land use is residential, with numerous high-rise apartment buildings situated along the Southern portion and low rise as well as detached housing predominant in the northern sections. Capital Centre benefits from great accessibility and exposure to vehicle traffic. Jasper Avenue (25,000 vehicles per day), which is Edmonton’s historical main street, bisects with 109th Street (27,500 vehicles per day) and is the major arterial corner closest to Capital Centre. The Jasper Avenue district has seen gradual improvements and the Capital City Downtown plan (approved July 2010) will look to sustain this momentum as downtown continues to grow with the openings of more restaurants, retailers and significant residential development.
