The Building

The 7.03 acre site is generally rectangular in shape, excluding a public utility lot at the south east corner which abuts 84 Avenue and Highway #2. The site is improved with one industrial building with approximately 33,120 sf. The building has a main floor area of 27,500 sf and a second floor office area of approximately 5,620 sf. The office areas include seven offices on each floor along with a lunchroom, locker room, server room and conference room. The original building was constructed in approximately 2004 and then expanded in 2022 with a 7,200 sf addition. The yard area was paved in 2022 and is fully fenced. The portion of the site facing Highway #2 is landscaped with grass and mature trees and totals just under one acre. The next is they Hydrotesting (“Hydro”) section which includes three drive-through bays and one half bay, each with 14’x16’ overhead doors; two 3-ton cranes with approximately 14’ hook height; and one drive-through wash bay with 14’x16’ overhead doors and two 3-ton overhead cranes with approximately 14’ hook height. The last is the Shipping/Receiving (“Shipping”) section which occupies the addition built in 2022. It includes a 1-ton jib crane, one 14’x16’ overhead door and one 18’x16’ overhead door and a large make-up air system. The property has convenient access to both highway #2 as well as highway #43 which are the two main transportation thoroughfares for the Grande Prairie area. Notable, highway #43 is only 1.5 kilometres south. This provides east-west access to Valleyview, Fox Creek and Whitecourt to the east and Hythe, Dawson Creek and Fort St John, BC to the west.
