The Building

The property is the main manufacturing centre for RDI’s operations and encompasses three buildings and one cold storage quonset situated on a 5.02 acre fully paved site. The three industrial buildings have a main floor total of approximately 53,450 sf and the cold storage quonset is 2,650 sf for a total footprint area of 56,100 sf. The buildings were constructed circa early 1970s, 2012 and 2020. In addition, the main building has a 2,500 sf office mezzanine and the newest building has a mezzanine area of 2,156 sf. Total area, including mezzanines and cold storage, is 60,756 sf. The original building (“main”), which was originally built in the late 1960s or early 1970s and had an addition built, likely in the early 2000s, consists of steel frame construction and concrete block exterior walls. The building has a footprint of 25,000 sf of which approximately 17,850 sf is main floor shop premises as well 4,400 sf of main floor office. The building is also improved with 2,500 sf of second floor office premises for a total area of 27,500 sf. The main floor offices were recently renovated in 2023. The shop area has 13 grade level loading doors. The main electrical service for the site comes into this building and has 1200 amps and 347/600 volts. The shop areas contain various overhead cranes ranging from ¼ ton to 1.5 ton capacity. The ceiling height in the shop is approximately 16’. The northernmost building (“receiving”) was constructed in 2012 and measures 50 by 124 feet for a total of 6,200 sf. The building is a pre-engineered steel frame with a flat rubber membrane roof. The building has two grade level loading doors with 16’ heights and approximately 18’ ceiling height. The building functions as the RDI’s main receiving for parts and is mostly comprised of warehouse space with a few ancillary offices. The southern building (“finishing”) was recently constructed in 2020. It’s an L-shaped building that has a footprint of 22,250 sf and is comprised of 19,942 sf of shop space, 1,400 sf shop office, and 908 sf office. The office areas have mezzanine offices above totaling 2,156 sf with a total building area of 24,406 sf. The building serves as the final assembly and finishing for RDI’s products with two paint booths, warehousing and a shipping area. The facility contains two 5-ton overhead cranes and one ½ ton jib crane. It has five 24’Wx16’H grade level loading doors and a 20’ ceiling height. A sub electrical service of 400 amps and 347/600 volts is run from the main building.
